I hope your gardens are flourishing and you've been able to enjoy the nice weather over the past few days :) Here's the scoop on the market in our neighborhood as of this afternoon in the Denver MLS: Historically, July 4th weekend brings a bit of a slow down with people traveling and sellers holding off to list until after. The market remains interesting as a whole. I am seeing numerous price reductions, however homes that are priced according to recent comps are still moving quickly. Some with multiple offers over asking price still. Please keep your questions coming!
Currently there are 18 ACITVE homes on the market in the neighborhood. Average asking price is $462,328 with 51 median days on market.
There are 8 UNDER CONTRACT homes in the area. Median days on market was 14 days with an average list price of $534,863.
So far 82 homes have SOLD that were listed in the Denver MLS in East Colfax this year. Average closed price was $494,474. That was 98% of list price. Median days on market was 15 days.
